Move-in Checklist

We're excited to welcome you to your new home. Please use the checklist below as a guideline for a seamless introduction to your rental property:

FIRST MONTH'S RENT & SECURITY DEPOSIT

We require your first month's rent and holding deposit in order to secure the property. Your holding deposit will convert to security deposit at move-in and will be held as collateral throughout the duration of your lease.

MOVE-IN DATE & INSPECTION

At move-in you will receive a self-inspection through our software where you can document the property condition.

UTILITIES

All utilities must be placed in your name and utility accounts should be secured as soon as your move-in date is confirmed. This includes Gas, Electric, Water, Sewage, Trash, Internet, Phone, and Cable Services unless otherwise noted on your lease. We will not issue keys to the property until we confirm utility account numbers

Move-out Checklist

All good things must come to an end. While we're sad to see you go, this move-out checklist should prove useful as you prepare to leave your DeSantis Property Management rental.

NOTICE OF INTENT TO VACATE

If you wish to leave your residence, you'll need to refer to the terms outlined in your lease. Certain fees may apply if you choose to break your lease. Please be sure to provide written notification of your intent to vacate the premises in writing through your online portal, respecting the timeline in your lease. All DeSantis Property Management leases require a minimum 60 Day notice to vacate including when lease term has expired.

PROPERTY CONDITION

You are responsible for returning your property to rent-ready condition. This includes addressing the following elements:

  • Rental Cleaning: Your unit must be thoroughly cleaned and sanitized. Please pay special attention to the kitchens and bathrooms, wiping countertops, cabinets, and appliances. You also need to vacuum and shampoo carpeted areas, wash windows, and remove all refuse from the property. Any garbage left behind may result in an additional fee. Proof of professional carpet cleaning is required.
  • Landscaping & Outdoor Areas: You must also return your outdoor living space to its original condition. Please ensure you've addressed all landscaping responsibilities, including mowing the lawn, weeding flower beds, and replacing old light bulbs.
  • Repairs: Please be sure to address any damage that has occurred during your stay. This includes patching holes left from nails and screws, replacing light bulbs, and painting, where necessary. If your residence has substantial damage, contact our offices for assistance.

SECURITY DEPOSIT

After unit inspection and final utility bills are received, we will return your security deposit no later from 30 days from when we have received possession of your property. Please note, any fees, back rent, and repair costs will be deducted from the security deposit.

Remember, you cannot use your deposit as your final month's rent. If you fail to pay rent for the last month of your stay, your delinquency will be reported to the appropriate credit bureaus. We may also pursue legal action for back rent owed.
